It brings inventory, sales, marketing and development workflows into connected systems, with advanced custom workflows through Sakneen Pro and agentic systems through Sakneen AI. **Who is Sakneen for?** Sakneen is built for real estate developers and their sales teams. Sakneen digitizes sales operations, Sakneen Pro adds advanced custom workflows, and Sakneen AI brings agentic systems to your business. **Does Sakneen replace our CRM?** Sakneen connects to your existing CRM through API access and integrations. Sakneen Pro supports the lead lifecycle in the sales app, and Sakneen AI helps keep your CRM updated from voice notes and screenshots. **How long does it take to go live?** The longest onboarding on record is 14 days from signature to live, sellable digital inventory. That includes masterplan digitization, inventory mapping and sales-team training, all done by Sakneen's team. **How much does Sakneen cost?** Choose Sakneen, Sakneen Pro or Sakneen AI based on your workflows and the tools your team needs. Schedule a demo to discuss the right setup for your organization. **Can brokerages use Sakneen?** Yes. Brokerages can access inventory from developers that have authorized them, generate offers and manage leads. Schedule a demo to discuss access for your team. ------------------------------------------------------------------------ # The unit record URL: https://www.sakneen.com/platform/ _One digital record per home — built by the developer, sold by the agent, owned by the buyer._ Every Sakneen product reads and writes one object: the unit record, a digital record of a single home. It holds geometry, finishes, orientation, price, payment plan, availability, delivery date, warranty and community. Developers create it, sales teams and brokerages transact on it, and owners keep it after handover. ## Why one record and not three systems A home passes through three parties — the developer who builds it, the agent who sells it, the buyer who owns it — and today each keeps its own version of the facts. The developer's spreadsheet, the agent's PDF and the owner's folder describe the same apartment and disagree about it within weeks. Sakneen's architecture starts from the opposite premise: one record per home, with the three stacks as different permissions on it rather than different copies of it. Developer Cloud creates and maintains the record, Sales Cloud and Sakneen for Brokers transact against it, and Sakneen Home hands it to the owner at delivery. ## Three stacks, one object ### Build Developer Cloud creates the record from the masterplan and the unit schedule, and keeps price, availability and delivery current. ### Sell Sales Cloud, Sakneen for Brokers and Checkout transact on the record — offers, holds, reservations, payments and collections. ### Own Sakneen Home gives the record to the buyer at handover, with plans, payments, warranty and community attached. ## Go deeper - [What a unit record contains](https://www.sakneen.com/platform/unit-record/): Every field, with its type and who owns it. - [Integrations](https://www.sakneen.com/platform/integrations/): How the record stays in step with your CRM and ERP. - [Security and data residency](https://www.sakneen.com/platform/security/): Where the data lives and who can reach it. - [API and MCP](https://www.sakneen.com/developers/): Read the record programmatically, or from an AI assistant. ## Frequently asked questions **Is the unit record a database table or a product?** It is the shared object Sakneen's products are built on. Practically, it is the reason a price changed in Developer Cloud appears immediately in a broker's offer: they are the same record, not two synchronized copies. **Who owns the data in a unit record?** The developer owns the records for its own inventory. Brokerages see what the developer authorizes; owners receive their own unit's record at handover. Sakneen processes the data and does not sell it. **What happens to the record after the home is delivered?** It moves with the home. Delivery does not end the record; it changes who holds it, which is what makes resale, warranty claims and community management work from real history rather than paperwork. ------------------------------------------------------------------------ # What a unit record contains URL: https://www.sakneen.com/platform/unit-record/ A Sakneen unit record describes one home across nine groups of fields: identity, geometry, specification, position, commercial terms, availability, delivery, warranty and community. Each field has one owner — the developer, the sales system or the buyer — and one current value that every product reads. ## The record schema Every field below exists on every unit in Sakneen. Fields marked as developer-owned are maintained by the developer's systems; sales-owned fields change as the unit transacts. **Sakneen unit record — field groups, contents and owner** | Group | Fields | Owner | | --- | --- | --- | | Identity | Unit code, project, phase, cluster, building, floor, unit number | Developer | | Geometry | Built-up area, land area, garden area, roof area, terrace area, ceiling height, bedrooms, bathrooms | Developer | | Specification | Unit type, finishing level, kitchen and bathroom spec, appliances, smart-home fit-out | Developer | | Position | Orientation, view, aspect, corner or mid, proximity to amenities, plot coordinates | Developer | | Commercial | List price, price per metre, eligible payment plans, down payment, instalment years, cash discount, maintenance deposit | Developer | | Availability | State (available, held, reserved, contracted, delivered, released), hold owner, hold expiry, release tranche | Sales | | Delivery | Contractual delivery date, construction milestone, handover status, snag list | Developer | | Warranty | Warranty period, covered systems, claim history | Developer, then owner | | Community | Compound, service charge, community rules, amenity access, management contact | Developer, then owner | Field availability depends on what a developer maintains. Sakneen does not invent values for fields a developer has not supplied — an empty field renders as empty rather than as a default. ## Properties of the record - **Single-valued**: A field has one current value. Every surface reads it rather than caching its own copy. - **Versioned**: Changes to price, geometry and availability are retained, so an offer resolves to the state the unit was in when it was issued. - **Permissioned per field**: A brokerage can see availability and published price without seeing internal cost or discount authority. - **Addressable**: Every unit has a stable identifier used by the API, the MCP server, the masterplan geometry and the CRM sync. - **Portable**: The record survives the transaction: it moves from developer to owner at handover rather than being archived. - **Auditable**: Who changed what, and when, is recorded — which is what makes analytics and finance agree. ## Why this table matters more than the software Software is replaceable; the schema is the durable part. A developer that has agreed what a home is — as a set of fields with owners — can change CRM, change sales agency and change reporting tool without renegotiating the meaning of its own inventory. ## Frequently asked questions **Can we add custom fields?** Yes. The groups above are the standard record; developers extend it with their own fields, which then appear in offers, filters and the API alongside the standard ones. **Does the record hold client data?** The unit record describes the home. Clients, offers and reservations are separate objects that reference it, which keeps personal data out of the record that gets shared with brokerages. **Is the schema available programmatically?** Yes, through the API and the MCP server. Both expose the same field names as this table, so the documentation and the payload agree. ------------------------------------------------------------------------ # Integrations URL: https://www.sakneen.com/platform/integrations/ Sakneen connects to the systems a developer already runs rather than replacing them. Unit availability, holds, reservations and payment status synchronize with the CRM and ERP; payments run through existing gateways; and the full record is readable by a data warehouse through the API. ## What synchronizes where **Sakneen integration surfaces and the data each carries** | System | Direction | Data | | --- | --- | --- | | CRM | Two-way | Units, availability, holds, reservations, client records, salesperson assignment | | ERP / finance | Two-way | Contract values, instalment schedules, payment status, collections | | Payment gateway | Outbound | Reservation and instalment payments through Sakneen Checkout | | Data warehouse / BI | Outbound | Full unit, offer and transaction records through the API | | WhatsApp Business | Two-way | Client conversations, offer delivery, payment reminders | | Identity provider | Inbound | Single sign-on and role assignment for staff users | Share your CRM, ERP and payment systems during your introduction so the team can confirm the supported integration scope. ## How an integration is built Sakneen maps your unit codes to records first — that mapping is the integration, and everything else follows from it. Fields are then nominated as read, write or two-way, so nothing overwrites a system of record you intend to keep authoritative. Where a system has no usable API, Sakneen ingests scheduled exports and reconciles them, which is slower but keeps the record honest about how current it is. ## Frequently asked questions **Which CRMs are supported?** Sakneen integrates through APIs rather than through a fixed connector list, and has run against the CRMs most common among Egyptian developers. Bring the system you have to a call and we will confirm the mapping before you commit. **What if our ERP cannot expose an API?** Scheduled file exchange is supported. The record then carries the timestamp of its last reconciliation, so a user sees how current the data is rather than assuming it is live. **Can we build our own integration?** Yes. The API exposes the same records the first-party integrations use — see the developer documentation. ------------------------------------------------------------------------ # Security and data residency URL: https://www.sakneen.com/platform/security/ Sakneen holds a developer's inventory and its clients' personal data, so access is scoped per role and per project, data is encrypted in transit and at rest, and every change to a record is auditable. Data residency and retention are set per customer contract. ## Controls - **Role-based access**: Permissions are granted per role and per project, including field-level restrictions for external brokerages. - **Encryption**: Data is encrypted in transit with TLS and at rest by the hosting platform. - **Audit trail**: Changes to price, availability, holds and reservations are recorded with actor and timestamp. - **Single sign-on**: Staff authentication can be delegated to the developer's identity provider. - **Least-privilege broker access**: A brokerage sees only the projects and fields the developer has authorized, and access is revocable. - **Separation between customers**: One developer's inventory is never readable by another, and is not used to advise another. ## Data residency and retention Where data is stored and how long it is retained are set per customer contract, including for developers with residency requirements. Request hosting, sub-processor and security documentation from your Sakneen account contact during procurement. ## Personal data Client records are processed on the developer's instructions as data processor. The data processing agreement sets out the terms, including sub-processors, breach notification and deletion on termination. ## Frequently asked questions **Where is our data hosted?** Hosting region is set per contract. Developers with a residency requirement should raise it during procurement so it is written into the agreement rather than assumed. **Can we revoke a brokerage's access immediately?** Yes. Access is granted per project and takes effect — in both directions — immediately. A revoked brokerage loses inventory visibility at once, while the record of what it issued remains for audit. **What happens to our data if we leave?** You receive an export of your records and Sakneen deletes them on the schedule set in the data processing agreement. ------------------------------------------------------------------------ # Products URL: https://www.sakneen.com/products/ Start with Sakneen to digitize your company. These pages describe the situations it is bought for — a portfolio too large to reconcile by hand, a first project without a sales operations team, a launch day, a collections book, a resale. ## By situation - [Enterprise developers](https://www.sakneen.com/solutions/enterprise-developers/): Multiple mega-projects, large sales organizations, analytics finance accepts. - [Growing developers](https://www.sakneen.com/solutions/growing-developers/): Operational maturity without an operations team. - [Brokerages](https://www.sakneen.com/solutions/brokerages/): Live developer inventory instead of PDFs on WhatsApp. - [Launch day](https://www.sakneen.com/solutions/launch-day/): Staged releases, enforced holds, payment at the point of sale. - [Collections](https://www.sakneen.com/solutions/collections/): Instalment schedules on the unit record, reminders before the due date. - [Resale](https://www.sakneen.com/solutions/resale/): Transfer a record instead of reconstructing the evidence. ## Frequently asked questions **Which product do we start with?** Developers start with Developer Cloud, because the unit record has to exist before anything can transact on it. Brokerages start with Sakneen for Brokers, which is self-serve. **Does Sakneen work outside Egypt?** Sakneen is built for and deployed in the Egyptian primary market. Developers outside Egypt should book a call rather than assume coverage. ------------------------------------------------------------------------ # Enterprise developers URL: https://www.sakneen.com/solutions/enterprise-developers/ Developers running several mega-projects hold tens of thousands of units across phases, brands and sales channels. Sakneen gives them one record per home across the whole portfolio, permissioned access for large in-house and brokerage sales organizations, and analytics computed from the transactions themselves. ## The problem is coordination, not tooling An enterprise developer usually has the systems already: a CRM, an ERP, a BI stack, a commercial model. What it does not have is agreement between them at the level of a single unit, which is why the sales floor, finance and the board reconcile by hand. Sakneen supplies the object they can all agree on, then keeps it current in both directions with the systems already in place. ## What changes ### One inventory, many brands Phases, brands and joint ventures sit in one record set with separate permissions and separate reporting. ### Large sales organizations In-house teams, external brokerages and sub-agent networks work from the same records with different visibility. ### Analytics finance accepts Absorption and price realization computed from transactions, with published definitions. ## Frequently asked questions **Can Sakneen run alongside our existing CRM and ERP?** Yes — that is the intended configuration. Sakneen owns the unit record and synchronizes with the systems that own leads and the ledger. **How is access controlled across a large organization?** Permissions are per role, per project and per field, so a regional team, a brokerage and a management user see appropriately different views of the same records. **What does implementation look like at portfolio scale?** Projects are onboarded in sequence rather than all at once. The longest single-project onboarding on record is 14 days from signature to live inventory. ------------------------------------------------------------------------ # Growing developers URL: https://www.sakneen.com/solutions/growing-developers/ A developer with one or a few projects competes against companies with sales operations teams it does not have. Sakneen digitizes its inventory and masterplans in days, gives its sales team live data and one-click offers, and produces absorption and pricing reporting without adding headcount. ## Operational maturity without the operations team The gap between a growing developer and an established one is rarely product quality. It is the sales apparatus: current inventory, correct offers, a masterplan a client can navigate, and a truthful weekly picture of absorption. Sakneen supplies that apparatus as software, which is why the smallest customers see the largest relative change. ## What the first month looks like ### Week one Sakneen digitizes your masterplan and unit schedule, and maps unit codes to your CRM. ### Week two The sales team is trained on live inventory and one-click offers, and starts issuing from the record. ### From there Absorption, price realization and team activity are visible weekly without anyone assembling a report. ## Frequently asked questions **Is Sakneen affordable for a single project?** Pricing is per home per year with a per-project minimum, so a single project pays for the homes it is selling rather than an enterprise tier. See the pricing page for the model. **Do we need a CRM first?** No. Sakneen can hold the unit record without a CRM and integrate with one later, which is a common path for developers on their first or second project. **Who digitizes the masterplan?** Sakneen does, from whatever you have — CAD, PDF or a rendered site plan. ------------------------------------------------------------------------ # Brokerages URL: https://www.sakneen.com/solutions/brokerages/ Brokerages selling primary inventory in Egypt work from PDFs of uncertain age circulated on WhatsApp. Sakneen for Brokers gives them live availability and prices for the developers that have authorized them, offers generated from real records, and explicit sub-agent attribution. Plans start at $200 per month. ## Credibility is the product A brokerage's asset is the client's belief that what it says about a unit is true. Every quote of a sold unit or a superseded price spends that asset, and the agent is usually the last to know. Working from the developer's live record removes the failure mode rather than managing it. ## What a brokerage gets ### Live inventory Search availability and prices across authorized developers in one query. ### Real offers One-click offers from the live record, branded to your brokerage. ### Lead routing Assign leads by project, language and capacity, with sub-agent attribution recorded. ## Published pricing, self-serve signup Starter at $200, Team at $500, Network at $1,000 per month. No sales call required to start. ## Frequently asked questions **Which developers can we access?** Those that have authorized your brokerage, per project. Sakneen never exposes a developer's inventory without that developer's permission. **Is this a lead-generation portal?** No. Sakneen sells you the tools to transact on real inventory, not leads against listings you cannot verify. **How quickly can we start?** Same day. Signup is self-serve, and agents work from live inventory as soon as your authorized projects are attached. ------------------------------------------------------------------------ # Launch day URL: https://www.sakneen.com/solutions/launch-day/ A launch puts a year of sales through a single day, and the record of what sold to whom is what usually breaks. Sakneen runs the launch off live inventory with enforced holds, staged releases by channel, one-click offers and reservation payments, with absorption visible as it happens. ## Make the system the referee On launch day the constraint is not demand, it is truth: whether the unit a salesperson is describing is still available, and whether the price they are quoting is the approved one. When holds, prices and release rules are enforced by the record, both questions stop being matters of coordination. ## The pieces ### Staged releases Open phases and unit types on a clock, per channel, without duplicating inventory. ### Enforced holds One hold per unit, with an owner and an expiry, released automatically. ### Payment at the point of sale Reservation payments taken in the same flow, local and international. ## Frequently asked questions **How far ahead should we plan a launch on Sakneen?** Inventory, masterplan and release rules should be configured and rehearsed before launch week. Onboarding a new project takes up to 14 days, so plan the launch behind that. **Can brokerages sell in the launch?** Yes, on your rules. Release timing is per channel, so brokerages can open with your in-house team or on a delay. **What reporting do we get on the day?** Absorption by phase, unit type and channel, live, so the next tranche can be released on evidence rather than on a reconciliation the following morning. ------------------------------------------------------------------------ # Collections URL: https://www.sakneen.com/solutions/collections/ Off-plan sales in Egypt are financed by instalments, so collection performance is as commercially important as absorption. Sakneen attaches the schedule to the unit record, reminds clients before the due date on the channel they use, and gives sales and finance the same live position. ## Why collections drifts from sales Collections is usually run by finance from a spreadsheet, disconnected from the salesperson who holds the client relationship. By the time an overdue instalment reaches the person the client trusts, it is weeks old and the conversation is harder. Putting the schedule on the unit record puts it in reach of both. ## What changes ### Early reminders Clients hear before the due date, in Arabic or English, on WhatsApp. ### Payment in the reminder Where Checkout is enabled, the client pays from the message. ### One position Due, collected and overdue by project and ageing bucket, live. ## Frequently asked questions **Does Sakneen replace our finance system?** No. Sakneen drives the schedule and the client communication; the ledger stays in your ERP and status synchronizes between them. **Can we control the reminder templates?** Yes. Templates, timing and channel are configured per project, and reminders can be suspended for an individual client. **Does this work for handed-over units?** Yes. Schedules continue past delivery, including maintenance deposits and post-handover instalments. ------------------------------------------------------------------------ # Resale URL: https://www.sakneen.com/solutions/resale/ Resale in Egypt's primary market is slowed by paperwork: proving what the unit is, what has been paid, and what the developer still owes the buyer. When the home already has a digital record, that evidence exists, and the transaction becomes a transfer of the record rather than a reconstruction of it. ## What a record removes from a resale A resale today reassembles facts that were already known: the unit's specification, its payment schedule and what has been settled, its delivery status, its warranty position. Each is reconstructed from documents held by three different parties. Sakneen's unit record already holds them, versioned and auditable, which is what makes a transfer possible rather than an investigation. Note: Resale capability depends on the developer's contract terms and on Sakneen Home, which is not yet generally available. This page describes the intended model rather than a shipped feature — join the waitlist to be told when it opens. ## Frequently asked questions **Is resale available today?** Not as a product. The unit record makes it possible, and Sakneen Home is the surface where it will be delivered; both the record and the waitlist exist now. **Who approves a resale?** The developer, under its own contract terms. Sakneen holds the evidence a resale needs; it does not change who has the right to consent to one. **What data does a buyer see?** The unit's specification, delivery and community terms, and its payment position — with personal data of the previous owner excluded. ------------------------------------------------------------------------ # The right tools for your team URL: https://www.sakneen.com/pricing/ _Sakneen. The figure to plan against is the published maximum of 14 days from signature to live, sellable inventory. **Can we speak to a reference customer?** Yes, at the right stage of a procurement. Reference calls are arranged with the customer's consent — book a call and ask. **Why are more case studies not published?** Sakneen publishes results a customer has approved in writing, with the source attached. Anything not on this page has not cleared that bar yet. ------------------------------------------------------------------------ # Palm Hills: more than $1 billion contracted in one week URL: https://www.sakneen.com/customers/palm-hills-hacienda-ras-el-hekma/ _Hacienda Ras El Hekma, North Coast._ Sakneen managed the launch of Hacienda Ras El Hekma for Palm Hills Developments. More than one billion US dollars of sales were contracted in the first week, across a sales force of 500 people working from one live inventory, and the time taken to complete the launch fell by two thirds. ## At a glance **Palm Hills — Hacienda Ras El Hekma launch summary** | Field | Detail | | --- | --- | | Client | Palm Hills Developments | | Project | Hacienda Ras El Hekma | | Market | Ras El Hekma, Egypt's North Coast | | Sales force | 500 salespeople | | Products used | Sakneen Developer Cloud, Sakneen Sales Cloud | | Sakneen's role | Managed the launch end to end | ## The problem A launch of this size is not a selling problem, it is a concurrency problem. Five hundred salespeople, one inventory, and a buyer pool large enough that any unit a salesperson describes may already be held by a colleague in the next room — or by a brokerage in another city. Run manually, that produces the failure everyone in the market recognises: the same unit promised twice, prices quoted from a list that moved an hour ago, and a reconciliation that takes days to establish what was actually sold. ## What changed Sakneen ran the launch off live inventory. Holds were enforced on the record — one unit, one owner, one expiry — so two salespeople could not sell the same home. Offers were generated from the unit record rather than assembled by hand, so every price and payment plan going out was the approved one at the moment it was issued. The release plan was configured in the system rather than coordinated by phone, which is what let a 500-person sales force work the same inventory without a queue forming behind a single administrator. ## Results **Palm Hills — Hacienda Ras El Hekma, before and after** | Metric | Before | After | | --- | --- | --- | | Contracted sales | — | More than $1 billion in the first week | | Sales force on one system | Coordinated across teams and lists | 500 salespeople on one live inventory | | Time to complete the launch | Baseline process | Cut by two thirds | | Offer production | Assembled by hand | Generated from the unit record | | Double-sale risk | Managed by coordination | Prevented by enforced holds | Source: Sakneen platform data for this launch. Sakneen does not publish a developer's pricing or inventory without permission. ## Frequently asked questions **What does 'Sakneen managed the launch' mean?** Sakneen configured and ran the launch operationally: the release plan, the live inventory the sales force sold from, the hold rules that prevent double sales, and one-click offer generation. The commercial decisions — pricing, mix, release order — remained Palm Hills'. **How did 500 salespeople work the same inventory at once?** Availability and holds are enforced on the unit record rather than coordinated between people. A hold has one owner and an expiry, so the system refuses the second claim on a unit instead of an administrator adjudicating it after the fact. **What does 'launch time cut by two thirds' measure?** The elapsed time to complete the launch against the equivalent process before Sakneen. It is a process-duration comparison from Sakneen platform data, not an audited figure. ------------------------------------------------------------------------ # Tatweer Misr: $700 million contracted in three days URL: https://www.sakneen.com/customers/tatweer-misr-marina-towers/ _Marina Towers at Il Monte Galala, Ain Sokhna._ Sakneen took the Marina Towers launch live in twelve hours for Tatweer Misr, and the sales team contracted seven hundred million US dollars over the three days that followed. Marina Towers is part of Il Monte Galala, Tatweer Misr's mixed-use scheme on the Red Sea coast at Ain Sokhna. ## At a glance **Tatweer Misr — Marina Towers launch summary** | Field | Detail | | --- | --- | | Client | Tatweer Misr | | Project | Marina Towers, Il Monte Galala | | Market | Ain Sokhna, Red Sea, Egypt | | Time to live | 12 hours | | Products used | Sakneen Developer Cloud, Sakneen Sales Cloud | | Result | $700 million contracted in three days | ## Twelve hours is the interesting number Seven hundred million dollars in three days is the headline, but the twelve hours in front of it is the part that is hard to do. A tower launch has to be modelled before it can be sold: every unit in every tower, its floor and orientation, the payment plans it qualifies for, and the release rules that decide what opens when. Getting that from a brief to a sellable system inside a working day is what let Tatweer Misr open on the date it had announced rather than the date its inventory was ready. ## Selling vertical inventory Towers price differently from a compound. Floor level, aspect and sea view move the number materially, and a buyer's question is usually comparative — the same unit two floors up, or the same floor facing the marina. That is a filtering problem, and it only works if the inventory behind the filter is live. Running the launch on unit records meant a salesperson could answer that question in the room, generate the offer against the answer, and take the reservation without leaving the conversation. ## Results **Tatweer Misr — Marina Towers launch results** | Metric | Result | | --- | --- | | Contracted sales | $700 million over three days | | Time from brief to live launch | 12 hours | | Inventory | Modelled per unit, per floor, per tower | | Offers | Generated from the unit record at the point of sale | Source: Sakneen platform data for this launch. Contracted value is as reported by Tatweer Misr for the launch. ## About the project **Il Monte Galala Towers and Marina — published project facts** | Field | Detail | | --- | --- | | Developer | Tatweer Misr | | Location | Ain Sokhna, Red Sea, Egypt | | Scheme value | EGP 50 billion (approximately USD 1.07 billion) | | Site and built-up area | 280,000 m² site; 470,000 m² built-up | | Towers and units | 10 mixed-use towers; approximately 2,600 residential and hotel units | | Marina | Capacity for more than 150 yachts; operated by IGY Marinas | | Other components | 28,000 m² conference and exhibition centre, operated by BCI Realty | Project facts as announced by Tatweer Misr and reported by Construction Week Online and Egypt Today. Sakneen does not publish a developer's pricing or inventory without permission. ## Frequently asked questions **How can a launch go live in 12 hours?** Because the work is data modelling rather than software configuration. Sakneen's team takes the unit schedule, the payment plans and the release rules and builds the records; there is no implementation project to run first. **Is 12 hours typical?** No — it is the fastest on record. The published maximum is 14 days from signature to live inventory, and that is the figure to plan against. Twelve hours was possible because the unit schedule arrived clean. **Does Sakneen handle tower inventory differently from a compound?** The record is the same; the fields that matter change. Floor, aspect, view and tower carry the price differentiation in vertical inventory, so those are what the filters and the offers lead on. ------------------------------------------------------------------------ # ORA Iraq: keeping the materials current on a 62 million m² city URL: https://www.sakneen.com/customers/ora-iraq-madinat-al-ward/ _Madinat Al Ward, Al Nahrawan, Baghdad._ ORA Developers Iraq selected Sakneen as the provider that keeps its launch and sales materials up to date while the design is still moving. Madinat Al Ward is a 62 million square metre city in the Baghdad governorate, planned for roughly 120,000 homes over a 24-year development. ## The problem with a moving masterplan On a project measured in decades, the design does not stand still. Phases are re-mixed, unit types are revised, and blocks move on the plan long after the first brochures are printed. Every one of those changes invalidates a sales document somewhere, and nobody finds out until an agent quotes it to a buyer. That is a marketing problem before it is a sales problem: the materials are the product until the buildings exist. ## Why the marketing team chose Sakneen Because the materials are generated from the record rather than produced alongside it. When a phase is re-mixed, the masterplan, the unit list and the documents the sales team hands a buyer move together — there is no separate artefact to reissue and no window in which the printed version and the live version disagree. For a development of this size that is the difference between a design change costing a design cycle and costing a marketing cycle as well. ## About the project Madinat Al Ward is named for the Iraqi scholar Ali Al-Wardi. The facts below are from ORA Developers' own announcement. **Madinat Al Ward — published project facts** | Field | Detail | | --- | --- | | Developer | ORA Developers | | Location | Al Nahrawan district, Governorate of Baghdad, Iraq | | Land area | 62 million m² | | Homes planned | Approximately 120,000 | | Development period | 24 years | | Phase 1 | 8 years, approximately USD 10 billion | | Notable feature | A 5 million m² public park | Project facts as announced by ORA Developers (September 2025) and reported by GlobeNewswire and Zawya. Sakneen does not publish a developer's pricing or inventory without permission. ## Sakneen's role **ORA Iraq — engagement summary** | Field | Detail | | --- | --- | | Selected by | ORA Iraq's marketing team | | Selected for | Keeping launch and sales materials accurate as the design changes | | Products used | Sakneen Developer Cloud | | Scope | Digital masterplan and unit records for the development | Source: Sakneen platform data for this launch. ## Frequently asked questions **How big is Madinat Al Ward?** 62 million square metres in the Al Nahrawan district of Baghdad governorate, planned for approximately 120,000 homes over a 24-year development. Phase 1 alone runs eight years at an announced investment of around USD 10 billion. **What does 'keeping materials up to date' mean in practice?** Masterplans, unit lists and the documents a sales team issues are generated from the unit record. When the design changes, they change with it, rather than being reissued as separate artefacts that drift out of step. **Does Sakneen operate outside Egypt?** Sakneen is built for and primarily deployed in the Egyptian primary market, and works with developers on projects beyond it — Madinat Al Ward is in Iraq. Developers outside Egypt should book a call rather than assume coverage. ------------------------------------------------------------------------ # Al Burouj: 12,000+ offers and 7,400 hours saved URL: https://www.sakneen.com/customers/al-burouj/ Al Burouj replaced manually assembled sales documents with offers generated directly from its unit records in Sakneen. The sales team has since produced more than 12,000 customer offers on the platform, saving roughly 7,400 hours of work that previously went into assembling and correcting documents by hand. ## At a glance **Al Burouj — engagement summary** | Field | Detail | | --- | --- | | Client | Al Burouj | | Developer | Capital Group Properties | | Market | Egypt — El Shorouk, Greater Cairo | | Portfolio size | Not published | | Products used | Sakneen Developer Cloud, Sakneen Sales Cloud | | Implementation time | Live within 14 days of signature | ## The problem Every client offer was assembled by hand from a template: unit specification copied from one document, price from a second, payment plan from a third. The work was slow, and slowness was not the expensive part — each copy was an opportunity to quote a superseded price or an unapproved plan, and the client was often the one who found it. ## What changed Al Burouj's inventory and payment plans were digitized into unit records, and offers were generated from those records rather than assembled. The document now derives from the same data the sales team filters on, so it is correct at the moment it is issued and logged against both the unit and the client. ## Results **Al Burouj — before and after Sakneen** | Metric | Before | After | | --- | --- | --- | | Offer production | Assembled by hand from templates | Generated from the unit record in one click | | Offers issued on Sakneen | — | 12,000+ | | Sales-team time on offer assembly | Manual, per offer | 7,400 hours returned | | Source of price and payment plan | Copied between documents | Read live from the unit record | | Time to launch on the platform | — | Within 14 days of signature | Figures are from Sakneen platform data for Al Burouj. Portfolio size and per-offer time savings are not published. ## Frequently asked questions **How long did Al Burouj take to go live?** Within 14 days of signature, which is the maximum onboarding time on Sakneen's implementation record. That covers masterplan digitization, inventory mapping and sales-team training. **Which Sakneen products does Al Burouj use?** Sakneen Developer Cloud for inventory, masterplans and analytics, and Sakneen Sales Cloud for offer generation and the sales team's day-to-day work. **How was the 7,400 hours figure calculated?** It is derived from the offers generated on the platform and the time the equivalent manual assembly took before the change, measured from Sakneen platform data. It is a time-saving estimate, not an audited financial figure. ------------------------------------------------------------------------ # Developer documentation URL: https://www.sakneen.com/developers/ Sakneen exposes the unit record programmatically in two ways: a REST API for systems integration, and an MCP server so AI assistants can answer questions about inventory and projects directly. Both read the same records described on the platform pages. ## Documentation - [API reference](https://www.sakneen.com/developers/api/): Read the unit record, offers and transactions from your own systems. - [MCP server](https://www.sakneen.com/developers/mcp/): Let an AI assistant query Sakneen inventory and market data. - [Changelog](https://www.sakneen.com/developers/changelog/): What shipped, and when. - [Integrations](https://www.sakneen.com/platform/integrations/): First-party CRM, ERP and gateway connections. ## Access API and MCP access is granted per customer and scoped to the records that customer is entitled to see. There is no public, unauthenticated access to any developer's inventory — a brokerage's token sees exactly what that brokerage sees in the product, and no more. ## Frequently asked questions **Is there a public API sandbox?** Not yet. Access is provisioned per customer during onboarding. Ask during implementation and a scoped token is issued for your environment. **Which is the right surface for us?** Use the REST API for system-to-system integration — warehouses, portals, internal tools. Use MCP when the consumer is an AI assistant answering a person's question. ------------------------------------------------------------------------ # API reference URL: https://www.sakneen.com/developers/api/ The Sakneen API is a REST interface over the same records the product uses: units, projects, developers, offers, reservations and payment schedules. Access is authenticated per customer and scoped by the same permissions that govern the application, including field-level restrictions. ## Resources Field names match the unit record schema, so the documentation and the payload agree. **Sakneen API resources and their contents** | Resource | Returns | Scope | | --- | --- | --- | | /units | Unit records: identity, geometry, specification, position, commercial terms, availability, delivery | Projects the caller is entitled to | | /projects | Project and phase metadata, release state, masterplan geometry references | Projects the caller is entitled to | | /developers | Developer profile and the projects it publishes | Public and entitled projects | | /offers | Offers issued, with the unit state they were issued against | The caller's own offers | | /reservations | Reservations and their payment status | The caller's own reservations | | /schedules | Instalment schedules and payment history | The caller's own clients | API connection details are shared during integration onboarding. Contact Sakneen to discuss authentication, supported operations and your implementation requirements. ## Conventions - **Authentication**: Bearer token issued per customer, scoped to that customer's entitlements. - **Identifiers**: Every unit carries a stable Sakneen identifier alongside the developer's own unit code. - **Versioning**: Unit state is versioned, so an offer can be resolved against the record as it stood when issued. - **Permissions**: Field-level restrictions apply to tokens exactly as they apply to users. ## Frequently asked questions **Can we write to the API?** Write access is granted selectively, typically for availability and reservation state from a CRM. Most integrations read. **Are webhooks available?** Event delivery for availability and reservation changes is available to integration customers. Confirm the event list during implementation. ------------------------------------------------------------------------ # MCP server URL: https://www.sakneen.com/developers/mcp/ _Answer inventory questions inside an AI assistant._ The Sakneen MCP server exposes read-only tools that let an AI assistant query real inventory and market data: search_inventory, get_project, get_developer and get_market_stats. It follows the Model Context Protocol, so any MCP-compatible client can connect with a scoped token. ## Tools **Read-only tools exposed by the Sakneen MCP server** | Tool | Purpose | Returns | | --- | --- | --- | | search_inventory | Find units matching a brief — budget, area, bedrooms, delivery year, district | Matching unit records with availability and published price | | get_project | Look up one project or phase | Project metadata, unit mix, release state, delivery years | | get_developer | Look up a developer | Developer profile and the projects it publishes | | get_market_stats | Aggregate market statistics | Published absorption, price-per-metre and unit-mix aggregates, subject to the index methodology | All tools are read-only. Nothing in the MCP surface can hold, reserve, price or modify a unit. ## What a client sees Exactly what the token is entitled to. A developer's own token sees its full inventory; a brokerage's token sees the projects it is authorized on; an unauthenticated client sees only what a developer has explicitly published publicly. Aggregate market statistics follow the published index methodology, including its suppression rules — a query that would expose a small cell returns nothing rather than an estimate. ## Connecting Contact Sakneen for MCP access and configuration guidance. Sakneen Pro includes five MCP seats; the connection and permissions depend on your workspace. ## Frequently asked questions **Is the MCP server live?** Not yet publicly. This page documents the tool surface ahead of release; connection details will be published here and linked from llms.txt when it is available. **Can it write to Sakneen?** No. Every tool is read-only by design. Holding or reserving a unit requires an authenticated user in the product, not an assistant. **Do we need a Sakneen account to use it?** For inventory queries, yes — access is scoped to entitlements. Aggregate market statistics that a developer has consented to publish are available without a customer account. ------------------------------------------------------------------------ # Changelog URL: https://www.sakneen.com/developers/changelog/ A record of what shipped on the Sakneen platform and when, newest first. It connects inventory, sales, marketing and development workflows through Sakneen, Sakneen Pro and Sakneen AI. Founded in 2020, Sakneen is headquartered in Cairo and is part of Y Combinator's W21 batch. ## What we are building Egypt builds hundreds of thousands of homes, and almost none of them have a digital record. The information about a home is scattered across a developer's spreadsheet, a brokerage's PDF and an owner's folder, and it diverges from the moment it is created. Sakneen builds the record and the software the three parties use to work on it: Developer Cloud for the developers who build, Sales Cloud and Sakneen for Brokers for the people who sell, Sakneen Home for the people who own. ## Company facts **Sakneen — company reference** | Field | Detail | | --- | --- | | Legal name | Sakneen | | Founded | 2020 | | Headquarters | Cairo, Egypt | | Accelerator | Y Combinator, W21 batch | | Market | Egypt — primary residential real estate | | Customers | Real estate developers, developer sales teams, brokerages | ## More - [Careers](https://www.sakneen.com/company/careers/): Open roles and how we work. - [Press](https://www.sakneen.com/company/press/): Brand assets and media contact. - [Trust](https://www.sakneen.com/company/trust/): Security, privacy and data handling. - [Contact](https://www.sakneen.com/company/contact/): Talk to sales or schedule a call. ## Frequently asked questions **When was Sakneen founded?** Sakneen was founded in 2020 and is headquartered in Cairo, Egypt. It went through Y Combinator's W21 batch. **Who does Sakneen sell to?** Real estate developers, their sales teams, and brokerages selling primary inventory in Egypt. Sakneen Home, for owners, is not yet generally available. **Is Sakneen a property portal?** No. Sakneen is B2B software for the companies that build and sell homes. It does not sell leads and does not list property to consumers. ------------------------------------------------------------------------ # Careers URL: https://www.sakneen.com/company/careers/ Sakneen is a Cairo-based software company building the digital record for every home in Egypt. We hire engineers, product people, implementation specialists and salespeople who want to work close to a real industry rather than abstracted from it. ## How we work Our customers are developers and sales teams whose day is measured in transactions, so the feedback loop is short and unforgiving. People here spend time on sales floors and in showrooms, because you cannot design an offer flow you have never watched someone use under pressure. Note: Contact Sakneen to ask about current opportunities and share your experience with the team. ## No open role that fits? Send us what you have built and what you want to work on. We read everything. ## Frequently asked questions **Where is the team based?** Sakneen is headquartered in Cairo, Egypt. Most roles are based there, close to the customers. **Do you hire remotely?** Selectively, for engineering. Implementation and sales roles are based in Cairo because the work happens with customers. ------------------------------------------------------------------------ # Press URL: https://www.sakneen.com/company/press/ Media enquiries, company boilerplate and brand assets for Sakneen. For client personal data, Sakneen is a processor acting on the developer's instructions. Aggregate market statistics are published only where a developer's contract permits it, and only under the suppression rules in the published index methodology. Note: Contact Sakneen for hosting, sub-processor and security documentation as part of your procurement review. ## Frequently asked questions **Is our inventory used to train models?** A developer's inventory is not used to advise or inform another customer. Any use of customer data beyond providing the service requires that customer's agreement in the contract. **Can we get a security review?** Yes. Security questionnaires and reviews are part of enterprise procurement — raise it with your account contact at the start rather than the end. ------------------------------------------------------------------------ # Resources URL: https://www.sakneen.com/resources/ Reference material on Egypt's primary real estate market: definitions of the terms the market uses, guides to digitizing inventory and running a launch, honest comparisons with the alternatives to Sakneen, and the methodology behind our forthcoming market data. ## Sections - [Glossary](https://www.sakneen.com/resources/glossary/): 12 definitions of the terms the Egyptian market uses. - [Guides](https://www.sakneen.com/resources/guides/): Long-form, practical, written for people doing the work. - [Comparisons](https://www.sakneen.com/resources/comparisons/): Sakneen against the real alternatives, including doing nothing. - [Reports](https://www.sakneen.com/resources/reports/): Original market data and the methodology behind it. - [Blog](https://www.sakneen.com/resources/blog/): How we think about the market and the product. - [Market data](https://www.sakneen.com/data/): City, compound and developer reference pages. ------------------------------------------------------------------------ # Real estate glossary URL: https://www.sakneen.com/resources/glossary/ Definitions of the terms used in Egypt's primary real estate market, written for buyers, developers and brokers. How it interacts with plan length, price and the developer's cost of capital. - [Price per metre](https://www.sakneen.com/resources/glossary/price-per-metre/): Price per metre is total price divided by built-up area. Why the measure is unreliable without matching area definitions, finishing and payment plans. - [Primary market](https://www.sakneen.com/resources/glossary/primary-market/): The primary market is new homes sold by the developer that built them. How it differs from resale in Egypt, and why the two markets price differently. - [Unit hold](https://www.sakneen.com/resources/glossary/unit-hold/): A unit hold is a temporary exclusive claim on a specific unit for a client. How holds prevent double sales and why expiry matters on launch day. - [Delivery date](https://www.sakneen.com/resources/glossary/delivery-date/): The delivery date is the contractual handover date for an off-plan home. What it governs, how delay clauses work, and why the contractual date is the one that counts. ------------------------------------------------------------------------ # What is absorption rate? URL: https://www.sakneen.com/resources/glossary/absorption-rate/ Absorption rate is the share of released units a developer sells in a given period. A phase that releases 200 units and contracts 40 in a quarter has a quarterly absorption rate of 20%. It is the primary measure of whether a project's pricing and release plan are working. ## How it is calculated Absorption is units contracted in a period divided by units released and available in that period, expressed as a percentage. The denominator is the part people disagree about: counting total project units rather than released units flatters slow phases, and counting only actively marketed units flatters everything. A developer comparing absorption between phases must fix the definition first. Sakneen publishes the definition alongside the measure for exactly this reason — an absorption number without its denominator is not comparable to anything. ## What it is used for Absorption drives three decisions: when to release the next tranche, whether the current price is right, and how much construction the sales pace can fund. A phase absorbing far above plan is usually underpriced; a phase absorbing below it is either mispriced, badly positioned in the mix, or competing with the developer's own adjacent release. Because it is a rate, it is only meaningful with a period attached. Monthly absorption is the working measure for an active launch; quarterly is the reporting measure. ## Common mistakes Counting reservations as sales inflates absorption, because reservations cancel. Counting only the units a sales team is actively pushing hides ageing inventory. And comparing absorption across developers without checking either definition produces confident nonsense — which is most of the absorption comparison published in the Egyptian market. ## Frequently asked questions **What is a good absorption rate?** There is no universal figure. It depends on price point, unit mix, delivery horizon and how much was released. The useful comparison is against the project's own plan and its previous phases, not against another developer's published number. **Is absorption the same as sell-through?** Sell-through usually means the cumulative share of a release that has sold to date. Absorption is a rate over a period. A phase can be 80% sold through with an absorption rate that has fallen to near zero. ------------------------------------------------------------------------ # What is off-plan? URL: https://www.sakneen.com/resources/glossary/off-plan/ Off-plan means buying a home before it is built, from drawings and a specification rather than a finished unit. In Egypt most primary residential sales are off-plan, paid in instalments over the construction period and delivered years after the contract is signed. ## What the buyer is actually buying An off-plan purchase is a contractual right to a specified unit, at a specified price, delivered on a specified date to a specified finishing standard. The unit does not exist yet, so every one of those terms is a promise recorded on paper — which is why the specification and the delivery clause matter more than the render. In Egypt this is the norm rather than the exception for new residential supply, because instalment payments over the construction period are how most buyers finance a home in the absence of a deep mortgage market. ## How payment works The buyer pays a down payment, then instalments over a period that commonly runs several years, often continuing past delivery. The payment plan is part of the price: two units at the same headline price with different plans are not the same offer. ## The risks Delivery delay is the common one, followed by specification changes and disputes over what was promised. The buyer's protection is the contract and the evidence of what was agreed — which is why a complete, versioned record of the unit at the moment of sale is worth more than any marketing material. ## Frequently asked questions **Is off-plan cheaper than a finished unit?** Usually the headline price is lower, because the buyer is carrying construction and delivery risk and is financing the developer. Whether it is cheaper in total depends on the payment plan, the delivery date and what the finished market does in between. **What happens if delivery is late?** That is governed by the contract's delay clause, which varies widely between developers. Read it before signing — the remedy is often a defined compensation formula rather than a right to cancel. ------------------------------------------------------------------------ # What is eoi (expression of interest)? URL: https://www.sakneen.com/resources/glossary/eoi/ An EOI, or expression of interest, is a refundable payment a buyer makes before a launch to secure a place in the queue for a unit. It is not a purchase: it reserves the right to choose, usually in a defined order, when the release opens. ## What an EOI does Ahead of a launch a developer collects EOIs to gauge demand and to order the queue. The buyer pays a refundable amount and receives a position; when the release opens, buyers choose units in that order until inventory runs out. For the developer it is a demand signal that arrives before pricing is finalized, which is why EOI volumes influence the release plan and sometimes the price. ## What it does not do An EOI does not reserve a specific unit, guarantee a price, or oblige the developer to sell. A buyer holding an EOI can reach the front of the queue and find that the unit type they wanted is gone — which is the single most common source of launch-day disappointment. ## How it is handled operationally The EOI list has to convert into an ordered, enforceable release on the day, or the queue means nothing. That is an operational problem: it requires the sales system to know each buyer's position and to hold units against it, rather than a spreadsheet being read out on a crowded sales floor. ## Frequently asked questions **Is an EOI refundable?** Normally yes, in full, if the buyer does not proceed — but the terms are set by the developer and should be checked in writing before paying. **Does a larger EOI get a better position?** Some developers rank by EOI amount, others strictly by time of payment, others by both. There is no market standard, so ask which rule applies before paying. ------------------------------------------------------------------------ # What is semi-finished? URL: https://www.sakneen.com/resources/glossary/semi-finished/ A semi-finished unit is delivered with its structure, walls, plumbing and electrical rough-ins complete, but without flooring, paint, kitchen, doors or bathroom fittings. The buyer completes it. Most off-plan units in Egypt are sold semi-finished unless a fully finished option is priced separately. ## What is included Semi-finished normally means: structure, external walls, internal partition walls, plastering, plumbing and electrical rough-ins to points, window frames and glazing, and an entrance door. What arrives is a weatherproof, serviced shell. What is excluded is everything the buyer sees: flooring, paint, internal doors, kitchen, bathroom fittings, and often the air-conditioning. The exclusions are where disputes happen, so the specification annexed to the contract matters more than the word. ## Why developers sell it this way It lowers the headline price, shortens the delivery date, and moves finishing taste and cost to the buyer. It also removes a large category of warranty claims from the developer. ## What it costs the buyer Finishing cost varies with specification and with material prices at the time of handover — which, for a unit bought off-plan years earlier, is not the price level the buyer budgeted at. A buyer comparing a semi-finished unit with a fully finished one should compare total delivered cost at handover, not contract price. ## Frequently asked questions **Is 'core and shell' the same as semi-finished?** No. Core and shell is less complete — typically structure and services risers only, without internal partitions or plastering. Check the specification annex rather than the label. **Can a developer deliver fully finished instead?** Many offer a finished option at a price premium, sometimes with a longer delivery date. It is a separate product with its own specification, not an upgrade applied at handover. ------------------------------------------------------------------------ # What is maintenance deposit? URL: https://www.sakneen.com/resources/glossary/maintenance-deposit/ A maintenance deposit is a lump sum a buyer pays the developer, usually a percentage of the unit price, to fund the long-term upkeep of shared community assets. It is normally paid around delivery and is separate from the recurring annual service charge. ## What it pays for The deposit capitalizes major maintenance of shared assets — roads, landscaping, water and power infrastructure, facades and amenities — over the life of the community, rather than the day-to-day running costs covered by the annual service charge. It is commonly set as a percentage of unit price and collected at or near handover, which makes it a real cash requirement at exactly the point a buyer is also paying finishing costs. ## Deposit versus service charge The service charge is recurring, annual and consumed. The maintenance deposit is one-off, held, and intended to be invested against future capital maintenance. Confusing the two produces the frequent complaint that an owner is paying twice for the same thing. ## Is it refundable Terms vary. Some developers treat it as non-refundable community capital; others hold it on account with the balance transferring to the community association or to the next owner on resale. The contract governs, and the answer should be established before delivery rather than at it. ## Frequently asked questions **When is the maintenance deposit due?** Typically at or shortly before handover, though some developers collect it in instalments alongside the payment plan. Check the plan, since it is often quoted separately from the headline price. **Does it transfer on resale?** That depends on the developer's terms. In many communities the deposit follows the unit rather than the owner, and the buyer reimburses the seller — but this must be confirmed in the contract. ------------------------------------------------------------------------ # What is shahr aqary registration? URL: https://www.sakneen.com/resources/glossary/shahr-aqary-registration/ Shahr Aqary is Egypt's real estate publicity department, and registration there records legal title to a property in the state register. A registered unit has documented ownership; an unregistered one is held under a contract chain, which is weaker evidence of title. ## What registration establishes Registration with the Shahr Aqary (real estate publicity department) records the owner of a property in the state's own register. It is the strongest available evidence of title and is what a bank, a court or a cautious buyer will look for. A large share of Egyptian residential property is not registered. Ownership is instead evidenced by a chain of contracts — developer to first buyer, then each resale — which works until a link in the chain is missing or disputed. ## Why registration is often skipped Cost and procedure. Registration requires a compliant chain of documents, a defined property description, and fees, and the process has historically been slow. For an off-plan unit it cannot complete until the building exists and its documentation is in order. ## What buyers should do At minimum, keep the complete documentary chain: contract, payment receipts, delivery record and specification. Where registration is achievable, it converts that paperwork into a state record — and the paperwork is what the buyer has until then. ## Frequently asked questions **Can an off-plan unit be registered before delivery?** Generally not in full, because registration describes a property that exists. The practical sequence is contract, delivery, then registration once the developer's own documentation permits it. **Does an unregistered unit sell?** Yes — most resale in Egypt happens on contract assignment rather than registered transfer. It sells at a discount to the certainty a registered title would carry, and it depends on the completeness of the chain. ------------------------------------------------------------------------ # What is installment plan? URL: https://www.sakneen.com/resources/glossary/installment-plan/ An installment plan is the schedule on which a buyer pays for an off-plan home: a down payment, then periodic payments over a fixed number of years, sometimes with instalments continuing after delivery. In Egypt the plan is part of the price, not a payment convenience. ## Why the plan is the price Two units at the same headline price with different plans are not the same offer. A ten-year plan at 5% down is materially cheaper in present-value terms than a five-year plan at 20% down, and buyers choose accordingly — which is why developers compete on plan structure as much as on price. It also means a price comparison that ignores the plan is meaningless, including in market data. Sakneen carries the eligible plans on the unit record for exactly this reason. ## Typical structure A down payment on contract, quarterly or monthly instalments across the construction period, sometimes a delivery payment, and increasingly a post-delivery tail. Cash discounts are offered against the plan, which is the developer pricing its own cost of capital. ## What buyers underestimate The instalment continues while finishing costs, maintenance deposit and service charges arrive at handover. The affordability question is not the monthly instalment; it is the monthly instalment plus what delivery costs in the same year. ## Frequently asked questions **Can a payment plan be renegotiated?** Sometimes, at the developer's discretion, usually by rescheduling remaining instalments rather than reducing the price. It is far easier to negotiate before a default than after one. **Is there interest on an installment plan?** Plans are usually quoted without a stated interest rate, with the financing cost built into the price difference between the cash price and the plan price. The cash discount is the clearest indication of that cost. ------------------------------------------------------------------------ # What is down payment? URL: https://www.sakneen.com/resources/glossary/down-payment/ A down payment is the amount a buyer pays on contract, expressed as a percentage of the unit price. In Egypt's primary market it typically ranges from a low single-digit percentage on long plans to twenty percent or more on short ones, and it sets the rest of the schedule. ## What it signals The down payment is the developer's first cash and the buyer's commitment. A low down payment widens the buyer pool and lengthens the plan; a high one narrows it and shortens the plan. Developers move it deliberately to shape demand at launch. ## Down payment versus reservation payment A reservation payment holds the unit while the contract is prepared; the down payment is a contractual instalment and is usually the larger figure, with the reservation credited against it. Confusing the two is a common source of dispute over what is refundable. ## How it interacts with price Because the plan is part of the price, a lower down payment is rarely free. It usually appears alongside a higher total price or a shorter cash discount, which is visible only when the plans are compared on the same present-value basis. ## Frequently asked questions **Is the down payment refundable?** Generally not, once the contract is signed, other than under the contract's own cancellation terms. The refundable stage is normally the EOI or the reservation, before contract. **Can the down payment be paid in instalments?** Many developers split it over the first months of the plan. It is a negotiable term and should be confirmed in the payment schedule rather than verbally. ------------------------------------------------------------------------ # What is price per metre? URL: https://www.sakneen.com/resources/glossary/price-per-metre/ Price per metre is a unit's total price divided by its built-up area. It is the standard comparison measure in Egyptian real estate, and it is only comparable when the area definition, the finishing level and the payment plan are the same across the units compared. ## The three things that break the comparison Area definition: built-up area, net area, and built-up including a share of common area are three different numbers for the same apartment, and developers do not all quote the same one. Finishing level: a semi-finished and a fully finished unit at the same price per metre are not comparably priced. Payment plan: a cash price and a ten-year plan price per metre differ by the developer's financing cost. ## What it is still good for Within a single project, at a single finishing level, on a single plan, price per metre is an excellent way to see how a developer prices floor level, orientation, view and unit type. Across projects it is a starting question, not an answer. ## Garden and roof areas Ground-floor gardens and roof allocations are usually priced at a fraction of the internal rate, and whether they are included in the denominator changes the headline number substantially. A published price per metre without its area basis should be treated as marketing rather than data. ## Frequently asked questions **Should price per metre include the garden?** State the basis either way. The common convention is to price garden area separately at a lower rate and quote price per metre on built-up area, but conventions vary by developer. **Is a lower price per metre better?** Only against a matched comparison. A lower rate on a longer plan, a lower finishing level or a different area definition is not a better price. ------------------------------------------------------------------------ # What is primary market? URL: https://www.sakneen.com/resources/glossary/primary-market/ The primary market is the sale of new homes by the developer that built them, as opposed to the resale market where owners sell to each other. In Egypt the primary market dominates new supply and is sold off-plan on instalment plans. ## Primary versus resale In the primary market the seller is the developer, the unit is usually unbuilt, and the price comes with a payment plan. In resale the seller is an owner, the unit exists, and the buyer usually needs a far larger share of the price in cash. That financing difference is why a resale unit can trade below the developer's current list price for an equivalent new unit and still be the more expensive purchase for a buyer without cash. ## Who sells it Developers sell through their own sales teams and through brokerages they authorize. The brokerage is selling the developer's inventory at the developer's price, which is why access to accurate live availability determines whether a brokerage is useful to a client. ## Why the data is opaque Primary transactions sit inside developer systems rather than in a public register, so market-level absorption and pricing are estimated rather than measured. That gap is the reason original, platform-derived data on the Egyptian primary market has value. ## Frequently asked questions **Is primary always more expensive than resale?** Not in headline price terms — it is often the opposite, once a project is delivered. The comparison has to account for the payment plan, the finishing level and the delivery date. **Can a brokerage sell primary inventory?** Yes, where the developer authorizes it. The brokerage sells at the developer's price and is paid a commission by the developer. ------------------------------------------------------------------------ # What is unit hold? URL: https://www.sakneen.com/resources/glossary/unit-hold/ A unit hold is a temporary, exclusive claim a salesperson places on a specific unit for a specific client, with an owner and an expiry. While held, the unit is unavailable to every other channel, which is what prevents the same home being sold twice. ## Why holds exist Between a client choosing a unit and paying for it, the unit must be unavailable to everyone else — otherwise two salespeople sell it in good faith and one client is told afterwards. The hold is the mechanism, and its integrity depends entirely on being enforced by the system rather than announced in a group chat. ## Owner and expiry A hold has exactly one owner and a defined expiry. Without an expiry, inventory silently disappears into permanent holds; without an owner, nobody is accountable for converting or releasing it. Expired holds should return the unit to inventory automatically, not on a manual sweep. ## Holds at launch On launch day, hold duration is a commercial lever. Short holds keep inventory circulating and pressure decisions; long holds protect clients who need time to move money. Developers usually shorten hold windows as demand rises during a release. ## Frequently asked questions **How long should a hold last?** Long enough for the client to pay the reservation, short enough that inventory is not parked. Hours during a launch, days in normal trading — set per project rather than globally. **Can a hold be extended?** Usually with a manager's approval, which is worth requiring: extensions granted freely turn into indefinite holds and hide real availability. ------------------------------------------------------------------------ # What is delivery date? URL: https://www.sakneen.com/resources/glossary/delivery-date/ The delivery date is the contractual date on which a developer must hand over a completed unit to its buyer. For off-plan sales in Egypt it is typically several years after contract, and it governs both the payment schedule and the buyer's remedies if it slips. ## Contractual versus marketed The date in the brochure and the date in the contract are not always the same, and only one of them is enforceable. The contractual date, plus any grace period the contract grants the developer, is the date a buyer should plan around. ## What it governs Delivery triggers the final instalments in many plans, the maintenance deposit, the start of service charges, and the warranty period. It is also when the buyer's finishing costs arrive, which is why the delivery year matters to affordability as much as the instalment does. ## Delay Delay clauses vary widely: a defined grace period, then compensation on a formula, and rarely a right to terminate. A buyer should read the delay remedy before signing, because it is the only leverage available if the date slips. ## Frequently asked questions **Can a delivery date be brought forward?** Occasionally, though buyers on instalment plans may not welcome it — earlier delivery pulls forward delivery payments and finishing costs. Developers usually offer rather than impose it. **Where is the delivery date recorded?** In the contract, and — where the developer runs on a digital record — on the unit itself, alongside its construction milestone and handover status, so a buyer is not relying on a salesperson's recollection. ------------------------------------------------------------------------ # Guides URL: https://www.sakneen.com/resources/guides/ Practical guides for the people doing the work: digitizing a developer's inventory, running a launch day, and measuring absorption in a way that survives scrutiny. Written from implementations rather than from theory. ## Guides - [How to digitize a developer's inventory](https://www.sakneen.com/resources/guides/digitizing-developer-inventory/): A practical guide to turning spreadsheets, CAD masterplans and payment-plan documents into one digital record per home, and what to fix before you start. - [How to run a launch day](https://www.sakneen.com/resources/guides/running-a-launch-day/): A practical guide to launch day for Egyptian developers: EOI queues, release tranches, hold windows, offer throughput and the reconciliation that follows. - [How to measure absorption properly](https://www.sakneen.com/resources/guides/measuring-absorption/): How to define, calculate and act on absorption rate in a primary-market development, and the definitional traps that make published absorption figures incomparable. ------------------------------------------------------------------------ # How to digitize a developer's inventory URL: https://www.sakneen.com/resources/guides/digitizing-developer-inventory/ Digitizing inventory means turning a developer's unit schedules, masterplans and payment plans into one record per home that every system reads. The work is 20% software and 80% deciding what a unit is, who owns each field, and which existing document wins when two disagree. ## The sequence that works ### Fix the unit code One stable identifier per home, unique across phases, matching between the CRM, the ERP and the masterplan. Duplicate or reused codes are the single most common blocker, and everything downstream depends on resolving them first. ### Agree the area definition Built-up, net, and built-up including common area are different numbers. Pick one for pricing, record the others as separate fields, and never let a project quietly use a different basis. ### Declare a field owner For each field — price, availability, delivery date — name the system that owns it. Two owners means two truths, and the disagreement will surface in front of a client. ### Digitize the masterplan Trace districts, phases, buildings and units as addressable geometry keyed to the unit code, so the map reads records rather than storing its own copy. ### Load payment plans as rules A payment plan is eligibility rules plus a schedule, not a PDF. Encoding it as rules is what makes one-click offers correct by construction. ### Migrate and reconcile Load the records, then reconcile unit counts and contracted values against finance before anyone sells on the new system. ## What to fix before you start Duplicate unit codes, phases that exist under two names, and payment plans that live only in a salesperson's memory. None of these are software problems and all of them will stop a migration. The useful test: ask two people in different departments for the current price and availability of one specific unit. The size of the gap between their answers is the size of the digitization job. ## How long it takes With a clean unit list and a vector masterplan, a project goes live in days. The longest onboarding in Sakneen's implementation record is 14 days from signature. Where unit codes are inconsistent, the calendar is set by how quickly the developer can decide, not by the tooling. ## Frequently asked questions **Should we clean our data before starting?** Resolve duplicate unit codes first; leave the rest. Sakneen maps existing data during onboarding, and a cleanup project run in advance usually delays the work without improving the outcome. **Who should own this internally?** Someone with authority over both sales and commercial data. The decisions are definitional — what a unit is, whose price wins — and they cannot be delegated to whoever holds the spreadsheet. ------------------------------------------------------------------------ # How to run a launch day URL: https://www.sakneen.com/resources/guides/running-a-launch-day/ A launch concentrates a year of sales into a day. The commercial work — pricing, mix, release plan — is done in advance; what determines whether the day succeeds is operational: an enforceable queue, a single source of availability, short holds, and offers that issue in seconds. ## Before the day ### Decide the release, not just the price Which phases, unit types and floors open, in what order, and to which channels. A release plan that exists only in a commercial director's head cannot be enforced by anyone else. ### Convert the EOI list into a queue Positions must be attached to buyers in the system that will hold units, or the queue collapses into whoever is loudest on the floor. ### Set the hold window Short enough to keep inventory moving, long enough to take a payment. Plan to shorten it during the day as demand shows itself. ### Rehearse offer throughput Time one salesperson from unit selection to issued offer. Multiply by the expected concurrent load. That number, not the demand, is your ceiling. ## On the day ### Open on the clock Inventory is visible but not sellable until the release time, so brokers can brief clients without transacting early. ### Enforce one hold per unit The system refuses the second hold. Nobody adjudicates by hand. ### Take payment in the flow A reservation completes when the money arrives, not when a form is filled in. ### Release the next tranche on evidence Watch absorption by phase and channel live and open the next tranche against it, rather than at a pre-set hour. ## After the day Reconcile the same evening: reservations against payments, holds still open, and units in an ambiguous state. Every launch produces a handful; finding them the next morning is cheap, finding them a month later is not. ## Frequently asked questions **How long should hold windows be at launch?** Hours rather than days, tightened as demand becomes visible. The purpose is to keep genuine buyers moving while stopping inventory being parked by optimistic salespeople. **Should brokerages open at the same time as the in-house team?** It is a commercial choice, and it should be a deliberate one. Staged access per channel is normal; what fails is an undeclared stagger that brokers discover on the day. ------------------------------------------------------------------------ # How to measure absorption properly URL: https://www.sakneen.com/resources/guides/measuring-absorption/ Absorption is units contracted in a period as a share of units released and available in that period. Almost every disagreement about absorption is definitional — what counts as sold, what counts as released, and over what period — so the definition must be fixed before the number is useful. ## The four choices that decide your number **Definitional choices in an absorption calculation** | Choice | Options | Effect | | --- | --- | --- | | What counts as sold | Reservation, contract, or paid down payment | Reservations inflate the rate; cancellations arrive later | | What counts as available | All project units, released units, or actively marketed units | The narrower the denominator, the higher the rate | | Period | Monthly, quarterly, since release | Monthly is operational; quarterly is reportable; since-release hides the trend | | Segment | Whole project, phase, unit type, price band | Project-level absorption hides the phase that has stopped selling | ## The reading that matters A single absorption number tells you almost nothing. The comparison that drives decisions is absorption of this phase against its own plan, and against the previous phase at the same point after release. That is what separates a slow month from a pricing problem. Segment it by unit type before concluding anything. It is common for a project at a healthy overall rate to have one unit type absorbing almost nothing — which is a mix problem, not a price problem, and a price cut would be the wrong response. ## Acting on it Above plan and accelerating: the release is underpriced or too small — raise price on the next tranche rather than the current one. Below plan with high traffic and low conversion: price or plan is wrong at that point. Below plan with low traffic: it is a demand or positioning problem, and discounting will not fix it. ## Frequently asked questions **Should cancellations be netted off?** Yes, in the period they occur, and the gross and net figures should both be visible. A rate reported gross of cancellations is systematically optimistic. **How do we compare absorption with other developers?** Carefully, or not at all. Published figures rarely state their denominator, and without it the comparison is not meaningful. ------------------------------------------------------------------------ # Comparisons URL: https://www.sakneen.com/resources/comparisons/ Sakneen compared with the real alternatives a developer or brokerage considers: spreadsheets, a general-purpose CRM, and property portals. Each comparison is tabular and states where the alternative is genuinely the better choice. ## Comparisons - [Sakneen vs spreadsheets](https://www.sakneen.com/resources/comparisons/sakneen-vs-spreadsheets/): An honest comparison of running developer inventory on spreadsheets versus Sakneen: where spreadsheets are genuinely fine, and the three points where they fail. - [Sakneen vs a CRM](https://www.sakneen.com/resources/comparisons/sakneen-vs-crm/): A CRM manages leads and pipeline; Sakneen manages the unit record. Where the two overlap, where they do not, and why developers usually run both. - [Sakneen vs property portals](https://www.sakneen.com/resources/comparisons/sakneen-vs-property-portals/): Property portals sell leads against listings. Sakneen for Brokers gives live developer inventory and the tools to transact on it. What each is actually for. ------------------------------------------------------------------------ # Sakneen vs spreadsheets URL: https://www.sakneen.com/resources/comparisons/sakneen-vs-spreadsheets/ Spreadsheets run most Egyptian developers' inventory today, and for a single small phase with one salesperson they work. They fail at three specific points: concurrent access during a launch, keeping offers consistent with current prices, and producing absorption reporting anyone can audit. ## Where each one wins **Spreadsheet inventory management compared with Sakneen** | Dimension | Spreadsheet | Sakneen | | --- | --- | --- | | Cost to start | Free, already installed | Licensed per home per year | | Time to first use | Immediate | Up to 14 days including masterplan digitization | | Concurrent selling | Last writer wins; double sales are possible | Holds enforced per unit with owner and expiry | | Offer generation | Copy, paste and hope | Generated from the unit record | | Masterplan | Separate PDF | Interactive, linked to live records | | Broker access | Emailed exports of uncertain age | Live, permissioned per project | | Reporting | Rebuilt by hand each period | Computed from transactions with published definitions | | Flexibility | Total — any column you like | Structured record plus custom fields | ## When a spreadsheet is the right answer One phase, a few hundred units, one or two salespeople, no brokerage channel and no launch event. At that scale the coordination cost a spreadsheet imposes is lower than the cost of any system, and a developer should keep the spreadsheet until a specific pain appears. The point where it stops being right is usually the first launch or the first brokerage channel — both introduce concurrency, and concurrency is what a shared file cannot do. ## What does not improve on its own Spreadsheet inventory failures are not discipline problems and do not respond to better discipline. Two people editing at once, an offer built from a stale copy, and a reporting definition that changes between quarters are structural properties of the tool. ## Frequently asked questions **Can we keep our spreadsheets alongside Sakneen?** Many developers keep a commercial model in a spreadsheet and let Sakneen own the operational record. The failure mode to avoid is two systems both claiming to hold current availability. **How much data cleanup does migration need?** Sakneen maps your existing unit list rather than requiring a clean import; the mapping is part of onboarding. Duplicate unit codes are the one thing that must be resolved first. ------------------------------------------------------------------------ # Sakneen vs a CRM URL: https://www.sakneen.com/resources/comparisons/sakneen-vs-crm/ A CRM manages people: leads, contacts, pipeline and activity. Sakneen manages homes: the unit record, its price, availability, payment plans and transactions. They overlap at the reservation and diverge everywhere else, which is why most developers on Sakneen keep their CRM. ## Different systems of record **A general-purpose CRM compared with Sakneen for developers** | Object | CRM | Sakneen | | --- | --- | --- | | Lead and contact | System of record | Referenced | | Pipeline and activity | System of record | Referenced | | Unit, price, payment plan | Custom fields, maintained by hand | System of record | | Availability and holds | Not modelled natively | Enforced per unit | | Masterplan | Not modelled | Interactive and linked | | Offer document | Template merge | Generated from the unit record | | Absorption and price realization | Reportable if the data is entered | Computed from transactions | Descriptions of CRM capability refer to general-purpose CRM behaviour without a real estate implementation. A heavily customized CRM can model some of this — at the cost of maintaining that customization. ## Why customizing the CRM usually disappoints Modelling units in a CRM is possible: custom objects for units, phases and plans, and automation to enforce holds. Developers who have done it report the same outcome — it works, and then it becomes a permanent maintenance obligation on a system whose upgrades were not designed around it. The deeper problem is that the CRM has no concept of a masterplan or a payment plan's eligibility rules, so the sales surface a client sees is still built somewhere else. ## Running both Sakneen synchronizes two-way with the CRM: units, availability, holds and reservations flow between them, and the CRM keeps owning the relationship. That is the configuration most Sakneen developers run. ## Frequently asked questions **Do we have to replace our CRM?** No, and Sakneen does not recommend it. The intended configuration is Sakneen owning the unit record and the CRM owning leads and pipeline, synchronized. **What if we have no CRM?** Sakneen can run without one and integrate with one later. Developers on their first or second project commonly start this way. ------------------------------------------------------------------------ # Sakneen vs property portals URL: https://www.sakneen.com/resources/comparisons/sakneen-vs-property-portals/ A property portal is a demand channel: it puts listings in front of buyers and sells the resulting leads. Sakneen for Brokers is a supply tool: it gives a brokerage live access to developer inventory and the ability to quote, offer and reserve against it. Most brokerages need both. ## Two different jobs **Property portals compared with Sakneen for Brokers** | Question | Property portal | Sakneen for Brokers | | --- | --- | --- | | What does it provide? | Buyer demand and leads | Live developer inventory and transaction tools | | Where does its data come from? | Listings submitted by agents and developers | The developer's own unit records | | How current is availability? | As current as the last listing update | Live from the developer's system | | Can you generate a real offer? | No | Yes, from the live record | | Pricing model | Per lead or per listing package | Monthly subscription from $200 | | Who is the customer? | The agent buying leads | The brokerage selling primary inventory | ## Why they are not substitutes A brokerage with excellent lead flow and stale inventory data converts poorly and damages its credibility with every wrong quote. A brokerage with perfect inventory data and no lead flow has nobody to quote to. Sakneen does not sell leads and does not intend to. It makes the inventory side of the brokerage true. ## Frequently asked questions **Does Sakneen send us buyers?** No. Sakneen for Brokers is inventory access and transaction tooling. Lead generation is a separate job, and portals do it. **Can we advertise Sakneen inventory on a portal?** Yes, subject to the developer's terms for its listings. Having live availability makes those listings more accurate rather than less. ------------------------------------------------------------------------ # Blog URL: https://www.sakneen.com/resources/blog/ Notes on Egypt's primary real estate market and the software it needs, written by the team building it. Fewer, longer posts about things we have actually seen inside developer sales operations. ## Blog - [Why one record per home](https://www.sakneen.com/resources/blog/why-one-record-per-home/): The argument behind Sakneen's architecture: a home passes through three parties, and each keeping its own version of the facts is the source of most of the friction. - [WhatsApp is the sales floor](https://www.sakneen.com/resources/blog/whatsapp-is-the-sales-floor/): In Egypt the property deal happens on WhatsApp. Software that asks a salesperson to leave that conversation to check availability will be used late, or not at all. ------------------------------------------------------------------------ # Why one record per home URL: https://www.sakneen.com/resources/blog/why-one-record-per-home/ Sakneen is built on a single premise: a home should have one digital record that the developer creates, the agent sells against, and the buyer keeps. Most of the friction in Egyptian real estate comes from those three parties maintaining separate, diverging copies of the same facts. ## Three copies of one apartment The developer holds a spreadsheet row. The brokerage holds a PDF from some point in the past. The buyer, after handover, holds a folder and a WhatsApp group. All three describe the same apartment, and within months they disagree about its price, its status and what was promised at delivery. Every workaround the industry has built — the reconciliation call, the availability check before a quote, the reassembly of documents at resale — is the cost of that disagreement. ## Why syncing copies is not the answer The instinct is to synchronize: keep the three copies and reconcile them. It fails for the reason it always fails — synchronization is eventual, and sales happen in the interval. Two salespeople can each be reading a correct copy and still sell the same unit. The alternative is to have one record and give the three parties different permissions on it. That is an architectural decision, and it is why Sakneen's products are stacks on one object rather than three integrated applications. ## What it makes possible An offer that cannot quote a stale price. A masterplan that cannot show a sold unit as available. A resale that transfers evidence rather than reconstructing it. None of these are features; they are consequences of there being one record. ------------------------------------------------------------------------ # WhatsApp is the sales floor URL: https://www.sakneen.com/resources/blog/whatsapp-is-the-sales-floor/ In the Egyptian property market the negotiation, the follow-up and the referral all happen on WhatsApp. Any system that requires a salesperson to leave that conversation to check availability or issue an offer is competing with the conversation, and it loses. ## The tool a salesperson actually uses Ask a developer's sales team where a deal lives and the answer is a chat thread. The unit list is a forwarded PDF, the payment plan is a photo of a page, the sub-agent is in a group, and the client's objection was voiced in a voice note at eleven at night. That is not a failure of discipline. It is where the client is, and a salesperson who insists on moving the conversation elsewhere loses the client to one who does not. ## What this implies for software It implies the software has to arrive in the thread. Not as a notification that something happened in another application, but as an assistant that answers an availability question in the conversation where it was asked, and issues the offer the client is waiting for. It also implies the record has to be trustworthy in real time, because there is no verification step between the assistant's answer and the client reading it. ## The consequence for adoption Sales tools fail on adoption rather than on capability. Meeting the team where they already work is why a customer's whole sales team uses Sakneen weekly rather than logging in before a manager's review. ------------------------------------------------------------------------ # Reports URL: https://www.sakneen.com/resources/reports/ Original data on Egypt's primary real estate market, derived from transactions on Sakneen's own platform. The methodology is published ahead of the first data release so the figures can be judged against a stated method rather than taken on trust. ## Reports - [Sakneen Absorption Index: methodology](https://www.sakneen.com/resources/reports/absorption-index-methodology/): The methodology for Sakneen's forthcoming quarterly absorption and price-per-metre index for the Egyptian primary market, published before the first data release. ------------------------------------------------------------------------ # Sakneen Absorption Index: methodology URL: https://www.sakneen.com/resources/reports/absorption-index-methodology/ Sakneen intends to publish a quarterly index of absorption, price per metre and unit mix for the Egyptian primary market, derived from transactions on its own platform. This page publishes the methodology first, so the figures can be judged against a stated method rather than taken on trust. ## Why the methodology comes first Egypt has no public register of primary-market transactions, so every published absorption or price figure is an estimate whose method is usually undisclosed. Publishing the method before the numbers is the only way for a reader to know what they are being given. It also constrains us. A method published in advance cannot be adjusted after the fact to make a quarter look better. ## Definitions used **Sakneen Absorption Index — measure definitions** | Measure | Definition | | --- | --- | | Absorption rate | Units contracted in the quarter divided by units released and available during it, net of cancellations in the same quarter | | Price per metre | Contracted price divided by built-up area, excluding garden and roof area, stated at the contracted payment plan | | Unit mix | Share of contracted units by bedroom count and by unit type | | Coverage | Projects live on Sakneen for the full quarter whose developer has consented to aggregate publication | | Suppression | Any cell with fewer than five transactions or fewer than three developers is withheld | ## What will and will not be published Aggregate and derived statistics only. No per-unit pricing, no developer-identifiable figures without that developer's written consent, and no cell small enough to be re-identified. Where a developer's contract does not permit aggregate publication, its data is excluded entirely rather than anonymized. Note: No index figures have been published yet. This page describes the method for a forthcoming release; it contains no market data, and nothing on it should be cited as a statistic. ## Frequently asked questions **When is the first release?** Not yet scheduled. It depends on developer consent for aggregate publication, which is being sought at contract renewal rather than retrospectively. **Will the data be free?** Yes. The index will be published free with a citation line and machine-readable schema, because its value to Sakneen is being the source others cite. **How is developer confidentiality protected?** By consent, aggregation and suppression: no developer-identifiable figures without written consent, and no published cell with fewer than five transactions or fewer than three developers. ------------------------------------------------------------------------ # Egypt market data URL: https://www.sakneen.com/data/ Reference pages for the cities, compounds and developers of Egypt's primary residential market, built from records on Sakneen's own platform. Only aggregate and derived statistics are published, only where a developer's contract permits it, and always under the published methodology. ## What is published here Sakneen holds unit-level records for the developments its customers sell. That data is commercially sensitive and contractually restricted, so these pages carry aggregate and derived statistics — absorption, price per metre, unit mix — and never live per-unit pricing unless a developer has explicitly granted it. Pages without real data are marked noindex and excluded from the sitemap. An empty template is not a page. ## Cities - [New Cairo](https://www.sakneen.com/data/egypt/new-cairo/): Cairo governorate · 0 compounds tracked - [Sheikh Zayed](https://www.sakneen.com/data/egypt/sheikh-zayed/): Giza governorate · 0 compounds tracked - [El Shorouk](https://www.sakneen.com/data/egypt/el-shorouk/): Cairo governorate · 1 compounds tracked - [New Administrative Capital](https://www.sakneen.com/data/egypt/new-administrative-capital/): Cairo governorate · 0 compounds tracked - [North Coast](https://www.sakneen.com/data/egypt/north-coast/): Matrouh governorate · 0 compounds tracked - [6th of October](https://www.sakneen.com/data/egypt/6th-of-october/): Giza governorate · 0 compounds tracked ## Developers - [SODIC](https://www.sakneen.com/data/developers/sodic/) - [Marakez](https://www.sakneen.com/data/developers/marakez/) - [Inertia](https://www.sakneen.com/data/developers/inertia/) - [Capital Group Properties](https://www.sakneen.com/data/developers/capital-group-properties/) - [Horizon Egypt](https://www.sakneen.com/data/developers/horizon-egypt/) - [La Sirena Group](https://www.sakneen.com/data/developers/la-sirena-group/) Note: This page does not yet publish market data. Sakneen publishes aggregate statistics only where the developer's contract permits it, and pages without data are excluded from search indexes until they carry it. ## Frequently asked questions **Where does this data come from?** From records on Sakneen's own platform — the same unit records developers and their sales teams transact on — aggregated under the methodology published with the absorption index. **Why is per-unit pricing not published?** Because it belongs to the developer, not to Sakneen. Aggregate statistics are published where the contract permits; unit-level pricing requires an explicit grant that is rarely given. **Can we cite these figures?** Yes, with attribution to Sakneen and a link to the page. Every published figure carries its definition and period so it can be quoted without distortion. ------------------------------------------------------------------------ # Egypt URL: https://www.sakneen.com/data/egypt/ The Egyptian cities where Sakneen's customers build and sell primary residential inventory.
